Flagstar's Professional Loan is a mortgage for borrowers in certain licensed professions. It offers qualifying borrowers low- or no-down-payment financing without mortgage insurance. This is a loan that must be repaid, not a grant or a reward for belonging to a profession.

These are program limits, not promises of approval. The loan amount, property, credit profile and other underwriting requirements determine the terms a borrower may receive. Different Flagstar products can have different limits; an offer for another medical or professional loan should not be assumed to apply here.

Which professions and career stages may qualify?

Eligible fields include registered nurses, physicians, dentists, attorneys, CPAs and ATP pilots, along with additional medical professions listed on Flagstar's official program page.

At least one occupying borrower must hold a valid license in an eligible profession, be actively engaged in that profession and be within the first ten years of starting it. A listed occupation alone does not establish eligibility. Flagstar also lists medical residents with an educational license.

Is this available for Bay Area properties?

Keith Piacente, a Flagstar lending contact based in Walnut Creek, described the Professional Loan as available nationwide in information provided September 9, 2026. The public program page does not exclude California. Alameda and Contra Costa County buyers can ask Flagstar to confirm availability for their specific property and circumstances.

The published property rules cover eligible one-unit primary residences, warrantable condominiums and planned-unit-development homes. Purchase and rate/term refinance transactions are described. This is not an advertised second-home or investment-property offer. Other restrictions include limits on outstanding Flagstar Professional or Doctor loans and certain other properties financed through Flagstar.

What does adjustable-rate mean?

This program has an adjustable interest rate. An adjustable-rate mortgage, or ARM, has an initial fixed-rate period followed by rate adjustments under the loan's terms. Rates and monthly payments can increase after the initial period. The initial period, adjustment limits, interest rate and payment terms need to be confirmed in the lender's actual disclosures.

Does zero down mean zero cash needed?

No. A down payment is only one part of the cash involved in a home purchase. Closing costs, prepaid taxes and insurance, and lender-required reserves may still apply. Reserves are funds the lender requires a borrower to retain; they are different from the down payment.

No mortgage insurance also does not mean no interest, fees, property taxes or homeowners insurance. Credit, income, debt and reserve requirements require lender confirmation. This article does not quote a rate or guarantee affordability.

What is the current application status?

At the verification date, Flagstar publicly marketed the program and provided an application route. Its page did not show a fixed application deadline. This is not a limited-fund assistance grant. Current product availability and individual terms must still be confirmed with Flagstar.
