** San Francisco Has 115 Houses For Sale. That's It. ------------------------------------------------------------

San Francisco ended the second quarter with 115 single-family homes for sale citywide. A year earlier there were 227. That's a 49% drop in what's available to buy, and it's the main reason the market is behaving the way it is.

The headline number everyone's repeating is the 22% jump in median sale price, to $2.15 million. That's real, but it's also a number that hides more than it reveals. A median moves with the mix of what sold — a run of luxury sales in Pacific Heights or Russian Hill pulls it up regardless of what's happening three miles away in the Excelsior or Bayview. San Francisco's broader home-price index, tracked separately by Case-Shiller, edged down slightly over the same stretch. Both numbers are true. They're just measuring different things.

What's harder to argue with: homes are selling in a median of 12 days, 85% are going over list price, and more than 140 San Francisco homes sold for at least $1 million over asking in the first half of this year — 44 of those in June alone. That's not a pricing quirk. That's what happens when serious buyers are competing for a genuinely small pool of listings, and it's been building all year, not a one-month blip.

If you own a house in San Francisco and have been letting a sale sit in the "someday" category, this is worth a real look — not because a headline says so, but because thin inventory tends to reward sellers who move while it's thin, and conditions like this don't hold indefinitely once more listings reach the market. The right read on your specific situation depends on your property, your neighborhood, and your timeline — a citywide median doesn't tell you what your place is worth or when to list it.
