** You Don’t Have to Save the Good Kitchen for the Next Owner ------------------------------------------------------------ There’s something a little unfair about finally getting the kitchen you wanted, only to hand someone else the keys.

I’ve seen past seller clients make thoughtful updates before putting their homes on the market, with the next owners getting to enjoy the finished result. Those projects can make sense when preparing to sell. But if you expect to stay a while, there may be an opportunity to enjoy some of those improvements yourself.

It’s easy to underestimate what goes into getting a home ready for sale. When maintenance or cosmetic updates are involved, it’s not just the work itself; there are decisions to make, estimates to compare, contractors to schedule, and belongings to sort through. Fitting all of that around everyday life and an upcoming move can become a lot to manage.

Starting to plan a year or two before a possible sale gives you room to break that process into manageable pieces. It doesn’t mean committing to a move or starting renovations immediately. It means understanding what’s ahead, deciding what’s worth doing, and choosing when to tackle it instead of having everything land at once.

Before spending on a major remodel, I’d get both design and real-estate input. A designer can help with layout, materials, and function; a Realtor can contribute perspective on comparable homes and buyer expectations. I’d also address maintenance before cosmetic improvements. New countertops won’t solve a leak, even if they give you something nicer to look at while it drips.

The goal is to find the overlap between what you’ll enjoy now and what others may appreciate later. That doesn’t mean every improvement pays for itself. A higher sale price isn’t necessarily a higher net return after project costs, so the budget and your expected time in the home matter.

Review the written scope, total cost, and payment terms before committing.
